What are measurement services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a measurement or floorplan service, an appraiser measures the property with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they make note of the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total square footage of the home and the general layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are floorplan services required?

Disputing real estate taxes

Tax records often reflect incorrect square footage because the values can come from various sources, and occasionally go unverified — meaning you may be taxed for more square footage than you have! Unless a certified appraiser has executed a recent valuation or measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before challenging your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A home floorplan service will ensure that you're paid a fair price for your property. Area is one of the biggest elements potential buyers look for when purchasing a house — but since square footage values are frequently estimated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of the home as well as the number of interested buyers. The only dependable method of using a definitive GLA when listing your property is to reference a recent appraisal or home measurement service performed by an appraiser (after any remodeling that might have affected square footage).

For agents

To ensure that your client's home closes at a price that properly reflects true market value, we recommend requesting a measurement of the property. Your clients, and especially potential buyers, will be grateful for your eye for detail, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tactic for getting potential buyers interested since they can see the layout and attributes of the house before and after a showing.
